Land is 99 hectares with approx 450 metres of road frontage.
Inside the front gate is a semi permanent creek. There is a bore located near this with water at 6 metres which is licensed.
While the land is mostly pine forest quite a few areas are cleared or semi cleared 4 – 5 acres in size. The owner has maintained the pines around the site where the shed is located for fire control and to encourage grass to grow.
There is a 14 x 9 metre colour-bond shed that has been insulated, is lined and has a slow combustion heater plus an extension which houses a secure tool shed. The shed has been professionally wired to run from a 5 kva generator which is included and also has an additional inverter/battery setup for lighting when generator power is not needed for other things. There is a 5,000 gal rain water tank connected, a composting toilet and a bush shower and piles of firewood.
There are also 4 caravans and the owner will consider leaving at least 2 of if required.
The eastern boundary adjoins the reserve onto the Shoalhaven river. This is approx 500m wide with a reasonable road access.
There is also a huge amount of building materials, a 25hp tractor and all the furniture and equipment are negotiable in the price. |
